The Silks, Exning Road

Located in the famed horse racing town of Newmarket, this Assisted Living scheme provides a haven for elderly residents in 69 spacious 1 & 2-bedroom flats with vibrant communal facilities.

The site was a gas works, enclosed on three sides by high walls, and approached past a new supermarket. The planners suggested it should be
designed in collaboration with this to produce a cohesive, well considered building that, with high quality landscaping, would achieve the full potential to improve the quality of the built environment. As a contrast to the historic use, PV panels and MVHR ventilation systems reduce the environmental impact and ensure a healthier, more energy efficient living environment.

The Client’s preference for a traditional appearance at the core was developed with the integration of contemporary design flourishes, including the balconies, reflecting the detailing of the adjoining supermarket within a residential aesthetic.

Cambridgeshire Gault brick, the main facing material, showcases the history of the area and its traditional materials, with textured, decorative brick detailing and bronze coloured metalwork providing articulation and interest. These features, along with large glazed areas, emphasise the entrance, the bistro/lounge opening onto a sunny terrace, and provide private amenity to all residents in the form of terraces or balconies to enrich the lives of residents, nurture wellbeing and foster a sense of community.
