Tooley Foster obtained Planning and Conservation Area Consents for this development and it was built under a D&B Contract using the Client’s ‘in-house’ architects. The site is located within the Woodford Wells Conservation Area and local opposition to the scheme to replace the 4 existing dwellings made the planning process difficult and sensitive.
The original application for 19 flats was refused and dismissed on appeal. However, the Inspector saw no reason to oppose the demolition of existing housing subject to a suitable replacement scheme. In the redesign, the comments made by the Council and the Inspectorate were carefully observed and considered.
Galliard Homes prepared a detailed brief aimed at couples looking to downsize from large houses to spacious flats. Six of the 14 flats are designed as duplex apartments, making maximum use of the roof space. The development includes a full basement car park.
The massing and elevational treatment acknowledges the local vernacular, providing a contemporary and traditional solution.
The new development achieves Code for Sustainable Homes Level 3, with enhanced insulation to the building fabric and a reduction in energy consumption of 20% through renewable sources.
