Coopersale Hall School

This was the last vestige of residential use within the grounds of a private school.

The Grade II Listed Coopersale Hall, in picturesque Green Belt to the south of Epping and north of the M25. It is believed the cottage, curtilage listed because of its location, would have housed staff for the main hall with its garden, originally far larger, being the kitchen garden. The school purchased the property with the aspiration to extend education provision to key stages 3 and 4 to save pupils having to leave and find alternative schools.

Phase 1, to convert the existing cottage into four education rooms, including Art, ICT and a Science Lab, and support spaces, is complete. The approach
breathed new life into the existing cottage with minimal alterations and included enhancement of the thermal performance of the building fabric using conservation appropriate and, where possible, natural products.

Phase 2, for a new-build extension in the former garden and a link building between the two cottages, is due to progress on site Summer 2024. It will provide four classrooms with support spaces within a timber framed and clad single-storey building echoing the kitchen garden structures of yesteryear. It also retains the historic, high garden wall which becomes a feature in the circulation space under a linear rooflight similar to garden glasshouses.
