Cobham Road
This scheme was for the redevelopment of a row of unattractive garages in Cobham Road, Walthamstow, to provide two eco-friendly, semi-detached homes.
K & C Trading Ltd commissioned Tooley Foster to draw up new designs for the redevelopment following planning refusal for an earlier scheme – the planners were concerned about the introduction of a ‘significant building form’ onto the site.
Our proposals replaced the six existing garages – which had a footprint of approximately 92m2 – with a building form with a footprint of 125m2, a modest increase. More importantly, we minimised the impact of the building on the neighbouring properties by curving the roof and reducing its volume at either side to single storey. The new houses are also set back from the edge of the road so they are not at all imposing.
The dramatic central double-height living space allows views to front and rear gardens, and includes an internal Juliet balcony from the first floor landing, and exposed curved roof beams.
The houses, which have a living green roof, were designed to achieve a minimum of Level 4 of the Code for Sustainable Homes.
