The Lynn Road scheme has created a delightful courtyard development from an unused part of former school playing fields.

The development is constrained on two sides by the existing tall garden wall of the old school and on one boundary by the existing lime trees bordering onto Lynn Mews.  The new school playing fields enclose the development on the southern side.

The 3-storey rendered and cedar-clad block, providing 6 x 2-bed flats, creates the gateway into the site.  The tall circular tower leads you into an attractive courtyard.  As you enter the site you see a linear stepping, 3-storey block which draws the eye with its strong buttresses defining the entrances to each house. The block carries on stepping to a 2-storey wheelchair house and finally to a wheelchair bungalow.  This form avoided overshadowing of the adjoining properties.

The combination of a yellow stock, red headers and high level timber cladding under a metal mono pitch roof creates a harmonious combination.  The 3-storey houses on the southern side of the development again step down reducing their mass adjacent to the boundary.  A similar pallet of materials has been used on this block. 

These houses incorporate solar hot water which augments their hot water system.  The buildings have been constructed using a highly insulated timber frame.

Gales Place

Gales Place is the first certified Passivhaus project completed by Crawley Borough Council to provide affordable housing for local residents.

This new development is located on a complex site and provides a new urban space next to an existing community centre, safe routes to the adjacent primary school and car parking for residents and other local people.  It provides six flats and seven houses built to the high comfort and low bills of the Passivhaus standard.

With triple glazing, lots of insulation and a ventilation system providing filtered pre-warmed air the heating bills for a typical 2 bedroom house are predicted to be about £15 per month or less than 50p per day.

As council housing is provided for people in housing need, the low energy use of these Passivhaus homes will make a strong contribution to reducing fuel poverty with very low bills for residents, and with the knock-on benefit to the landlord of low rent arrears. Also, the good construction quality of these dwellings will ensure durability and comfort for the future.

Dobbins Place

Dobbins Place, Ifield, Crawley, is the second certified Passivhaus project carried out for Crawley Borough Council.

Crawley Borough Council are committed to building low energy demand buildings to address; rising fuel costs, proven reduction in rent arrears and gas boilers not permitted beyond 2025 in new housing.

This development of four terraced houses and two flats, all with two bedrooms, provides attractive, safe, secure and energy-efficient accommodation for local people. The dwellings overlook a pond and public open space.

The external design of the terrace and small block of flats has been kept deliberately simple with mainly render and some brick used to break down the scale and mass. The window proportions are influenced by the requirements of the PHPP (energy modelling software) and are modelled to achieve the optimum balance between heat gain and heat loss for Passivhaus certification. The windows also provide good internal daylighting and views out for residents.

Ten car parking spaces are provided for residents and their visitors plus two spaces for motorcycles.
