Junction Road

This project has had a very long gestation period due to changes in the funding and client.

The scheme is set within the St Johns Grove Conservation Area on the site of Keniston Housing Associations area office, which had been left derelict for many years.

Working closely with the Council Conservation Officer and Planner, the scheme developed responds to the neighbouring buildings and enhances the street scene, which had been blighted by a tall blank wall which concealed the offices.

The scheme provides a wide range of large family flats, providing a total of 14 new flats, 7 of which were created from the un-used parking undercroft, and 7 in the new ‘L’ shaped block facing Junction Road and Tremlet Gardens.

We created a new and improved entrance lobby within the existing building to serve all the flats This provided access to the 7 new 3 and 4-bedroom flats that were created in the undercroft.

The communal garden was redesigned in partnership with the residents and provides access for all residents from the existing 6 storey block and from the new corner development.

Regent Gate is a new office building, replacing one from the 1950s, designed on a sensitive site between two existing buildings with listed façades, on the edge of Regent Street Conservation Area.

Detailed negotiations and meetings were held with the planning and conservation officers who were keen to ensure that certain building lines on the façade were maintained.

The stone façade and details reflect the character of the adjacent properties, while internally, fully air-conditioned, high quality office spaces are provided over 7 floors.

All floors are free of intermediate internal columns providing completely open plan areas.

The double-height reception area provides a prominent entrance to the offices whilst the spectacular 7th floor penthouse meeting room and roof terraces offer excellent facilities for corporate entertainment.

The Rainham Village Award Scheme, a project to replace inappropriate shop fronts on The Broadway in Rainham Village Conservation Area, is jointly funded by English Heritage and the London Borough of Havering.

Although it was only a small project, The Tooley & Foster Partnership, with their accredited expertise in Building Conservation, were appointed by the London Borough of Havering to redesign West & Coe’s shopfront.  The replacement of an ugly 1970s shopfront involved new brickwork to match existing, a hardwood timber shopfront and a new entrance door with a rendered portico, all in character with the style of the original building, and new external lighting.

This is one of several projects undertaken in the Village over the past 2/3 years, which have contributed to a significant enhancement of the Conservation Area as a whole.
