A full refurbishment and extension of this prominent double-fronted house of Phillimore Gardens on the Phillimore Estate has been undertaken in co-operation with Interior Designer, Elie Garzouzi.

Externally, it has been fully reinstated to its original 19th-century appearance. 

Internally, it has extensive living areas on the ground floor with bedrooms and guest suites on the two upper floors.  The basement has a gym, jacuzzi, sauna, service areas and staff accommodation.  All the internal finishes are of a very high standard.

An extensive hard and soft landscape scheme with a water feature was an integral part of the project.

This imposing building, originally the East Gates Coffee House, was designed in 1885 by Edward Burgess. Located opposite the Clock Tower, it was the first of 3 similar coffee houses built in Leicester at the end of the 19th century.

Although the upper floors had remained relatively unaltered externally, the ground level had been mutilated by successive shop fronts.

A total refurbishment has now been completed including a new core adjacent to The Shires Shopping Centre.

67-68 Grosvenor Street - feature

67-68 Grosvenor Street, London W1 is a major refurbishment scheme of two 19th Century properties which were originally single dwellings but converted to offices and a single building after the Second World War. 

The brief called for the building to be fully refurbished, including new reception, toilets and tea-points throughout, and high quality modern office accommodation to be offered as part of Grosvenor’s flexible office space portfolio.

The existing party wall between the buildings was removed and replaced with a new steel structure to allow open plan office space, with the option to sub divide into smaller cellular offices if required.  A new lift was installed together with new M&E services throughout.

The toilets were completely renewed and finished in a contemporary style, and the reception remodelled with new flooring, lighting, reception desk and waiting area
