The Morningside development is situated on the site of a previous Care Home for the elderly and is located on the edge of 2 separate conservation areas, which required lengthy discussions with the Planners.
This new affordable housing development comprises 16 x 2 & 3 bedroom flats within a 2½-storey building. The flats within the roof space have a unique layout, creating interesting internal spaces. The pre-formed GRP dormers and roof lights provide views out and natural light into the dwellings at the upper level.
The communal gardens have retained existing trees and provide a landscaped buffer to the adjoining areas. Bike storage and car parking for residents is also provided on site.
The building incorporates Robust Construction details and a well-insulated timber frame construction, with attic trusses being used for the formation of the roof.
The development achieves Code for Sustainable Homes Level 3 through the implementation of a fabric first principle.
